DANSKE MOBLER

LOCATION: Tauriko, Tauranga

CM Consulting as engaged directly by the owner/developer to manage the design phase of this new build consisting of a 1300m/2 warehouse, 610 m/2 showroom, 50m/2 of staff amenities and a 200 m/2 rear canopy.

The project required a ‘resource consent’ for the oversized showroom requirement, which Craig managed through a planning consultant.

The development then went to a tender process to then choose a preferred contractor under a design/build process, which Craig managed until completion and code of compliance.

The design features a drive around access for large trucks with sizeable customer carpark positioned at the front. There is significant glass exposure to highlight the showroom area to the front which features a polished concrete floor.

The roof is a fully insulated panel to provide increased insulation and reduction in noise, while feature walls highlight business signage.


NORTHPOWER

LOCATION: Northgate, Hamilton

On a 1 x hectare site situated at Evolution Drive at Northgate industrial subdivision in Hamilton. CM Consulting was engaged by Northpower to Project Manage the design of the project which included a 2,400m2 warehouse with canopy, 900m2 two x level office and also featured a 7,600m2 sealed yard, 1,290 m2 visitors and staff carparking with EV charging options, along with large outdoor area for the staff.

The warehouse area is divided into specific activity groups while the office contains multiple meeting rooms, amenities, large open plan offices and an internal lift.

For this project CM Consulting was also involved with site identification, negotiation with the land developer and introduction into the overall Project developer in addition to ensuring all design parameters were achieved to meet Northpower’s
requirements.

NORTHPOWER

LOCATION: Tauriko, Tauranga

On a 7,851 m2 site situated at Te Okuroa Drive Tauriko Tauranga. CM Consulting was engaged by the project and land developer to project manage the design and subsequent tender of the project that included a 1,500m2 warehouse with canopy, 580m2 office, 4000 m2 sealed yard, 800 m2 staff and visitors carpark and 270m2 staff outdoor area. The warehouse area is divided into specific activity groups while the office contains multiple meeting rooms, amenities and large open plan offices. For this project CM Consulting was involved with all design parameters, Construction tender, while achieving Northpower’s requirements.

Lot 3 Rakiraki Way

LOCATION: Rakiraki Way, Tauriko, Tauranga

CM Consulting was engaged by the developer to obtain a design build solution for 2 projects at Rakiraki Way Tauriko Tauranga. The consulting work involved working with a consulting engineering company with in-house drafting and engineering across all disciplines, to design both buildings and then engage with a construction company to undertake both projects simultaneously. Both build projects house multiple tenants with one also requiring ‘unit titling’ for the option of sale of one or more of the units.

This building is also 1,000m/2 divided into 4 units with future proofing offered to further divide into 5 units should that be required. The roadside unit of this building is used a as a car sales business with showroom and outdoor yard, while the balance of the build features trade units for lease. All units contain warehouse space, office and amenities.

Lot 4 Rakiraki Way

LOCATION: Rakiraki Way, Tauriko, Tauranga

CM Consulting was engaged by the developer to obtain a design build solution for 2 projects at Rakiraki Way Tauriko Tauranga. The consulting work involved working with a consulting engineering company with in-house drafting and engineering across all disciplines, to design both buildings and then engage with a construction company to undertake both projects simultaneously. Both build projects house multiple tenants with one also requiring ‘unit titling’ for the option of sale of one or more of the units.

This 1,000m2 project is a two-unit development for lease focused on tenant requirements of size and internal fitout. The building as such features tilt slab construction and a large canopy to suit tenant 1 with particular corporate external colours. Unit 2 features the same construction materials with different requirements. Both units offer warehouse space, office and amenities.

BELPOOL

LOCATION: Hotuhotu Street Tauriko Tauranga

CM Consulting was engaged by the developer to design/build 11 x small trade units on Lot 1 Hotuhotu Street Tauriko Tauranga. As part of the brief, CM Consulting engaged with the design team and subsequent pricing process and feasibility.

Following that process was engaging with a construction company for a lump sum price design/build contract through to completion and code of compliance. All units were presold to the market and range in size from 50m2 to 130m2.

NZ Rubber and Foam

LOCATION: Paerangi Place, Tauriko, Tauranga

CM Consulting was engaged to look after the owner/occupier’s interest for a design/build project for a purpose-built facility at 79 Paerangi Place, Tauriko Tauranga.

Liaising with the designer and contractor, the building consists of a 1190m2 warehouse with 220m2 office that has design features including a framed parapet with cedar linings.

The building is used for distribution and features large access roller doors and specific workplace areas within the warehouse.

TUI PRODUCTS

LOCATION: Papamoa, Tauranga

SIZE: 9000m2

A purpose-built manufacturing facility with attached two level offices. The building features a large ‘media mix’ area for mixing of fertiliser constructed of tilt slabs and Laminated Veneer Lumber to negate the high acidity.

BROTHER INTERNATIONAL (NZ) LTD

LOCATION: Tauriko, Tauranga

SIZE: 6000m2

A warehouse area with ‘high-level racking’. Attached are 2 x large loading canopies. The building features an architecturally designed two level 800 m/2 office.

HARVARD INVESTMENTS

A 2 level office block containing 3 separate tenancies with an attached warehouse with 2 separate tenancies.

CHASSIS LINE LIMITED 1

LOCATION: Tauriko, Tauranga

CM Consulting was engaged by the developer to provide a design/build solution for a two-level industrial zoned building with an apartment on a mezzanine floor above.

The building situated at Whiore Avenue Taruiko is a high spec design, with full mezzanine floor and fire rated separation between the industrial and residential zones within the structure.

The front external walls are tilt slab – ground, polished and sealed for a unique surface appearance, while the apartment is completed to a residential standard..

As a result, CM Consulting managed the full design process, resource consent for the apartment, construction tender, construction contract vetting, and project managed the build through to code of compliance.

CHASSIS LINE LIMITED 2

LOCATION: Tauriko, Tauranga

CM Consulting was engaged by the developer for a design/build process for a 500m/2 industrial building at 100 Whiore Avenue Tauriko Tauranga.

The front external walls are tilt slab – ground, polished and sealed for a unique surface appearance to match the first (adjacent) building by the same developer.

CM Consulting managed the full design process, construction tender, construction contract vetting, and project managed the build through to code of compliance.

ACCESS HIRE

LOCATION: Porutu Place, Tauriko, Tauranga

CM Consulting were engaged by the developer to project manage the design phase of this 3 x trade unit development in 18 Porutu Place Tauriko Tauranga.

The 3 units feature offices with mezzanine floors and comply with the district plan on a tight site.

NEATFEAT

LOCATION: Tauriko, Tauranga

CM Consulting was engaged to facilitate a design/build solution for a 3-unit development project in Tauriko Tauranga.

The project consists of 3 x 600m/2 units, each with offices and added features of storage yards for two of the units.

CM Consulting managed the design and assisted with construction pricing and feasibility, along with running a tender selection to appoint a construction company.

The developer is looking for tenant/s for the project and is happy to amend the building to suit the tenant/s requirements.  CM Consulting can facilitate the introduction to the developer to facilitate a successful conclusion.

WAIHI BEACH SURF CLUB IMPROVEMENTS

LOCATION: Waihi Beach

CM Consulting was recommended by a business associate to the Waihi Surf Club to assist with outstanding building consent issues and the project management of a proposed new lifeguard tower at Bowentown, Waihi Beach.

Craig is extremely grateful to the companies that have supported the Waihi Surf club to achieve these outcomes.

MOUNT MAUNGANUI ENGINEERING

TAURIKO TRADE UNITS

LOCATION: Tauriko, Tauranga

CM Consulting was engaged by the developer for a design/build solution for a 10-unit project covering two lots in Tauriko. The units consist of two blocks, one containing 6 same sized units with the 2nd block consisting of 4 x units of differing sizes to incorporate the two angled boundaries.

All units are designed for unit title and maximum storage height for added value for purchasers, with 3 of the larger units and one of the smaller units also encompassing separate storage yards.

Additionally the developer wanted to add a point of difference with high specification that includes solar power units and battery storage for each unit, along with electrical vehicle charging.

The design features inter tenancy tilt slab walls with wood grained formwork on the angled dividing section of these walls. These will be painted a wood stain colour and this added design feature eliminates on going maintenance and upfront cost.

All units were pre-sold to the market.

CM Consulting involvement in this project included managing the design phase, construction pricing, feasibility of the project, introduction to the successful construction company and project management of the developers interest through to code of compliance.

PRECINCT 71

LOCATION: Papamoa, Tauranga

CM Consulting was engaged by the developer to assist with the design phase of a 15-unit trade unit development within 2 building blocks at Enterprise Drive in Papamoa.

The site with historical geo technical issues, provided challenges which were overcome to ensure a maximum footprint and design which was future proofed to allow purchasers to complete internal fitouts as and when required.

CM Consulting also liaised with the construction company and design team during the feasibility process to ensure compliance.

UNDER CONSTRUCTION PROJECTS

QUEST HOTEL MOUNT MAUNGANUI

LOCATION: Mount Maunganui, Tauranga

The hotel is positioned on the intersection of Rata Street and Maunganui Road in Mount Maunganui in a high-profile location and consists of 40 hotel rooms, ground floor retail and car parking areas.

The project is a high-end design and specification and will facilitate local business interests along with local tourism, while supplying high top quality retail and offices to take advantage of its Mount CBD location.
