MCLEOD CRANES HEAD OFFICE

LOCATION: Truman Lane, Mount Maunganui

CM Consulting was engaged as the client representative project manager, representing the developer and tenant working with I Line Construction as the design/build contractor.

The tenant McLeod Cranes had specific and varied requirements to facilitate its business activities, including the following spaces that were incorporated within the design:

-Crane and truck service pits
-Full vehicle servicing capabilities for all cranes and trucks
-Designated gear store for the crane services
-Designated oil bund for servicing
-Storage space for a second tenancy behind a future fire wall
-A large despatch room for the large crane and hiab fleet
-Offices for all staff, HR, Management, Accounts, Directors etc,
-5 x kitchens
-Large meal room
-Full staff locker rooms/showers etc
-Staff gymnasium
-Separate office with leasing capabilities
-Large social room space
-Significant yard area for crane and truck manoeuvring
-Staff outdoor space
-Large canopies and decks

As a result a 3,591 m/2 building was designed by Blank Architecture with input from McLeod Cranes & Hiab’s, I Line and CM Consulting to incorporate these required spaces in a floor plan that facilitated the tenants needs.

The building is clad in aluminium panel, coloursteel and pre cast panel and includes a significant amount of fire cells for compliance.

The end result is a top end specified building that is aesthetically pleasing, highlighting numerous design features. It sits behind security fencing and is accessed by automated security gates.

It has some hi-tech electrical and security aspects and a great deal of thought has been included for future proofing.

This development was a highly successful one with top end quality product produced on time and on budget!

HARVARD INVESTMENTS LTD

LOCATION: 14 Harvard Way, Mount Maunganui

CM Consulting was engaged by the developer from the get go on this project, starting with numerous bulk and location drawing (site layout) options, displaying design alternatives for the site for the purposes of attracting a tenant/s.

The project design direction was to maximise the building footprint on a difficult landlocked 7000m/2 site at Mount Maunganui, accessed by two other tenants from adjoining buildings owned by the same developer.

This resulted in a 5000m/2buidling footprint with a joint access traffic system used by the 2 other building tenants. This was managed through a resource consent that was also required to overcome some of the land parcel being designated a flood zone by TCC.

The 5,000m/2 clearspan building was designed to accommodate 2 x units, consisting of 2,000m/2 and 3,000m/2 respectively. Unit 1 features a large 2 level office within the building, with the option of 2 x tenancies while Unit 2 has a small office design with options to increase the office footprint, subject to tenant requirements.

The building features precast permitter walls and a precast inter tenancy wall, so it could be unit titled for future proofing purposes. The 8m eave height accommodates large storage space options without the need for a fire sprinkler system.

Craig managed the conceptual design stage and prepared a base specification before approaching the construction market to provide budget estimate pricing, resulting in Foster Construction being appointed the preferred design/build contractor.

CM Consulting then worked with the client, Foster Construction and Kirk Roberts on the detailed design and engaged Hayson Knell for the resource consent process.

The project was successfully completed on time and budget to a very high level by Fosters!

TR PROJECT (MOBEL/RICOH)

LOCATION: 18 Whakakake Street, Tauriko, Tauranga

CM Consulting was engaged as the client representative project manager for this development after a referral from an existing developer.

As such, Craig was engaged to manage a design/build process to find a contractor that would be suitable to facilitate the single development entity with two interested parties as separate tenants.

The two tenant interests were Modern Office and Ricoh who had individual needs that needed to be incorporated in a design, that was future proofed for other business activities should either tenant vacate their space.

The conceptual design and draft specifications was sent for tender to 3 x local construction companies, whose pricing submissions were analysed by both CM Consulting and Crowther’s respectively. I Line were subsequently chosen to work with Blank Architecture to deliver the development project.

The total footprint is 2,657m/2 and is based on a two level office fitout, each floor of 400m/2 for each tenancy with individual access and fire rating requirements to meet compliance. The warehouse was split into 2 tenancies,1375m/2 and 430 m/2 respectively, separated by a removable fire wall.

While the brief was a little more complicated with the 2 tenancies and fire cells, the end product is an extremely functional design that facilitates both business activities. The aesthetics of the office integrated with the warehouse at the rear is a feature, with the office clad in aluminium panel and features a significant amount of glass with coloured panels.

The combined office fitouts are highly specified and adopt an open plan floorplan, with top end kitchen facilities and appliances. The structural steel members of the office are left exposed as a project feature, highlighting a modern industrial style aspect.

The road appeal of the office is a feature and this sits behind a large front yard with security fencing and automated gates
